Commissioning

The value of commissioning was demonstrated with TES brought in while building was under construction in this northern Saskatchewan project.

Construction on the $16.1-million, 20,000 square-foot facility located along Highway 2 in La Ronge, began in May 2020 and was completed in July 2022. The facility includes 24 beds for clients, offices for prevention and recovery employees, along with traditional and multi-purpose rooms. The back of the building features a pond with walkways, as well as a structure that can be used year-round for sweats.

TES was involved in the commissioning of the heating, ventilation and air conditioning systems as well as the building automation system. TES created the pre-functional and functional test sheets for the contractors and then confirmed proper operation of the systems in accordance with the approved sequence of operation. TES worked with the controls and mechanical contractors to ensure issues discovered during functional testing were addressed and resolved.

TES discovered, through functional testing of the heating system, that heating through in-slab heat and VAV reheat coils was inconsistent and not performing.  The “second-look” on the system, initiated by the TES’s documented Cx Issues log, had the mechanical contractor discover that a coagulant had been mistakenly added to the heating system.  This caused the glycol heating loop to become a slurry and threatened the integrity of the heating system; the mechanical contractor flushed the heating system before permanent damage occurred.

With long and cold northern winters, discovering these issues while the temperature is quickly dropping (and with likely slow rectification) would have left a poor impression of this new and needed build in La Ronge, and the entire northern region.
